wp-block-list\"><li>Furnishing rent receipts and provisions on recoverable expenses.<\/li><li>Invoicing tenants for recoverable expenses no later than three months after the end of each fiscal year (except in the case of co-ownership and unless management is transferred during the year).<\/li><li>Recovering outstanding rents and recoverable service charges.<\/li><li>Initiating and supervising litigation proceedings in the event of a non-payment, with the landlord\u2019s approval.<\/li><li>Creating and maintaining non-accounting records for rents and recoverable and non-recoverable charges.<\/li><li>Providing data and any supporting documents necessary for the principals\u2019 auditors\u2019 account certification.<\/li><li>Archiving of accounting data related to rents and recoverable and non-recoverable expenses for at least five years after registration.<\/li><li>Providing the principal (or a third party designated by the landlord) with data on the collection and disbursement of VAT and the storage thereof.<\/li><li>Filing VAT return (optional).<\/li><li>Preparing annual recoverable expenditure budget to be approved by the Principal at the beginning of each financial year.<\/li><\/ul>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h4 class=\"wp-block-heading\">Finding and negotiating with tenants:<\/h4>\n\n\n\n<ul class=\"is-style-check-square wp-block-list\"><li>Preparing and analysing data on the rental market (update of a study of competing sites).<\/li><li>Implementing sales agents\u2019 assignments in the name and on behalf of the Principal.<\/li><li>Updating asset\u2019s business documentation.<\/li><li>Drafting and updating leases.<\/li><li>Maintaining correspondence with sales agents to provide information requested by prospective customers.<\/li><li>Negotiating with prospective customers.<\/li><li>Processing information and validation requests from the Principal on negotiations concluded and to be concluded.<\/li><li>Developing and implementing action plans in agreement with the Principal prior to contacting the tenants.<\/li><li>Negotiating with tenants.<\/li><li>Informing the Principal of any ongoing lease non-compliance by tenants.<\/li><li>Processing of all tenant requests.<\/li><li>Supplying the Principal with data as well as offering recommendations for early termination requests and release of the premises.<\/li><li>Processing of notices to vacate.<\/li><li>Negotiating refurbishment costs or work to be completed prior to
